Your lien protects every dollar they owe you.
LienFile prepares and files construction liens in Ontario for contractors, subcontractors, suppliers, and labourers who have not been paid. Every lien is reviewed and filed by a licensed Ontario lawyer directly on the property title. The owner cannot sell, refinance, or ignore your claim until the debt is resolved.
Takes 5 minutes. From $650 + HST.
Ontario law gives you 60 days from your last day on site to file a construction lien. After that, the right is gone.
There is no extension. There is no exception. If your deadline passes, the property owner has no legal obligation to resolve the lien. Act now.
How it works
You provide the details. We prepare, review, and file your construction lien.
Provide your project information
Complete our secure intake form with the property address, the work or materials you provided, and the total amount outstanding. Takes approximately five minutes. Or call us and we will collect the information over the phone.
We prepare and review your lien
We conduct a title search to confirm the property details and current ownership. Your Claim for Lien is prepared and sent to a licensed Ontario lawyer for review. Nothing is filed until the lawyer has approved every detail.
Your lien is registered on the property title
Your construction lien is filed directly against the property. The owner cannot sell it or refinance it. The lien stays on title until the amount owed to you is addressed. You receive full confirmation and registration details for your records.

Demand letter
from $100
A professionally written demand letter puts the debtor on formal notice that a construction lien will follow if payment is not received. We prepare the letter for $100. An additional fee applies if you would like us to send it on your behalf. For greater impact, a licensed lawyer will draft the letter on law firm letterhead for $250.
Lien discharge
$399
After payment is received, the lien must be formally removed from the property title. We prepare and file the discharge so the owner can proceed with any pending sale or refinancing. Quick turnaround.
All prices in CAD. HST applies. Payment required before work begins.

Professional lien filing. Construction industry experience. Your rights protected.
Your filing is backed by insurance
Every lien we prepare is covered by Errors and Omissions insurance. When the amount at stake is $10,000, $50,000, or more, that protection is not optional. We carry it on every file.
A licensed Ontario lawyer files every lien
Every Claim for Lien is reviewed for accuracy, completeness, and compliance with the Ontario Construction Act before submission. You receive the same standard of legal work, without the $1,500 to $3,000 price tag of retaining a lawyer directly.
Built on firsthand construction experience
LienFile was founded by an Ontario contractor who operates framing and general contracting companies. The service exists because the problem is real: the work gets done, the invoice goes out, and the payment never arrives.
We do not disappear after filing
After registration, you have 90 days to collect or commence enforcement. We track that deadline and send a reminder before it arrives. If you need a lawyer to take the next step, we make that introduction. Your file stays open until the matter is resolved.
